Upside is a powerful financial property assessment and acquisition tool designed specifically for real estate professionals by real estate professionals.

Enter and store property data including the address, type of home, APN #, bedrooms, bath, fireplaces, and square footages as well as the property owner (four different owners can be entered for a single property). Also enter the estimated value of the property. If you’re concerned that the estimated value of the property might be too high or low, a contingency can be added to or subtracted from the estimated value giving you the assurance that the estimated value is as accurate as possible.

Costs Tab
Enter all loans and home equity lines of credit (HELOC). If the property is in need of physical improvements, add costs for a new roof, carpet, windows, or anything else that’s required. For investors needing to know what the costs will be once the acquisition occurs, Upside tracks all carry costs; a key factor for any investment professional.

Defaults Tab
Dealing with a distressed property in Notice of Default (NOD) or Foreclosure? Track critical financial data for one or more loans/HELOCs in default. Often forgotten factors in dealing with distressed properties are the costs associated with liens on the property, judgements against the property owner, past due alimony and child support payments, and delinquent tax payments. Not a problem anymore. Just enter the amounts as well as the company, contacts, phone, fax, account numbers and notes.
